Advice to westerners/Japanese (can ge general advice for HK): This estate in no longer new (about 3-5 years old) so the Hong Kong owners think they have to renovate their apartment (replace one ugly style with another). You will find that there is probably going to be quite loud construction noise above your head or below your feet. In my case it has been going on for nearly 4 months (I have lived here for 4 years and only recently has it become a problem, now I have one above my head and another on my floor renovating). Complaints to the management achieve nothing (well they did extend the construction permit when I complained the renovator had exceeded their permit!). If you stay at home or have a wife/kids who stay at home during the day it will drive you crazy (my pregnant wife cannot sleep) and you will get no compensation. To sum up: 1) there is no tenants committee (only an owners comittee, always a bad sign) 2) You are better off choosing a very new estate where renovation is unlikely. 3) Alternatively make sure you check that particularly the above and below flats have been renovated recently, so will not be renovated again soon!
